Bright Realty International domains with Semrush AI Search data are mentioned by name in AI answers
Real estate, panels pulled 21 Sep 2026
Of Houston’s 50,000-plus Realtors, 94.0% were never named in 2,000 AI answers. GEO is the work of getting you onto the list.
This GEO for real estate service takes one agent, team or brokerage per area, and we check yours before you pay anything.
Houston, 500 questions, 4 AI surfaces
82.6%
of the agents, teams and brokerages AI named were named in just one of 40 Houston areas.
GEO for real estate is the work of getting an agent, team or brokerage named inside the answers ChatGPT, Gemini and Perplexity give when a buyer or seller asks who to hire. It runs on everything those engines read about you across the web, your own site included, so we build the entity record, corroborate it on the sources the engines already cite, and re-test the questions you approve.
Getting a passage of yours quoted once you are on the list is a separate job, covered on AEO for real estate.
The five engines every plan is measured on. The free audit runs the first four.
A buyer in Dallas who asks two assistants for the best agent gets two different lists, and in our July 2026 run none of the 14 names appeared on both. Being named on one engine tells you very little about the other.

In the Houston study, portals and agent referral networks supplied 43.6% of the 7,503 citations, and a change of question changed the list. Both are work we can do for a client, by completing the profiles those sources hold and by choosing which questions to win first.

GEO runs on a 90-day clock. The first 30 days audit and fix, the next 30 build the profiles and third-party mentions the engines check you against, and the last 30 close the gaps. Day 90 is the guarantee re-test on the buyer questions you approve in week one.
The 90 days start on the day you sign a monthly plan. A standalone Sprint bought earlier does not count toward them.

GEO decides whether an engine puts you on the list, and AEO decides what it can quote once you are on it.
GEO works on the entity: who you are, where you work and which independent sources repeat it. AEO works on the page: the answer-first passages, markup and crawler access an engine needs to lift your wording. Most firms need the entity first, because an engine does not quote a business it has not decided to name. How the two pages split the work:
Plan on 90 days to a first measurable result, with a free re-test at day 30.
GEO depends on other websites repeating what is true about you, which takes weeks to arrange and more weeks for the engines to pick up. So the first 30 days audit and fix, the next 30 build the profiles and mentions the engines check you against, and the last 30 close the gaps. Day 90 is the guarantee re-test: named on at least 25% of your approved questions, or we work the next two months free.
Mostly intermediaries: portals and agent referral networks took 43.6% of the citations in our Houston study.
Of the 7,503 sources the engines cited, the most common were the sites that already list agents, and an agent's own website is one source among them. The most cited:
An area is the town or neighbourhood your approved questions name, and it is the unit engines name agents in.
In the Houston study a hand-checked 82.6% of the agents, teams and brokerages AI named appeared in just one of 40 areas, and the study concludes that the unit of AI visibility is an area crossed with an intent. That is why we take one agent, team or brokerage per area at a time, and why we check whether yours is open before you pay anything.
The two read different sources, and for the same question they often name nobody in common.
For "best real estate agent in Dallas" on 19 Jul 2026, ChatGPT named 5 businesses and Gemini named 9, and not one name appeared on both lists. In Houston the two Gemini surfaces alone shared 352 firms, 6.8% of their combined list. So we track each engine on its own line.
On its own, rarely, because the engines lean on what other sites say about you.
In our Houston study a 17x spread in closings produced a 1.17x spread in mentions in agent-level checks, website size ran the wrong way, and portals and referral networks took 43.6% of the citations. Your site still matters as the one source you control and the one that carries your schema, but it works as the starting record for the other sources to confirm.
You count as named when the answer prints your agent, team or brokerage in 2 of 3 runs of the same question.
We run every approved question three times on each engine, because one run of one question can flip, and we drop any answer written about the wrong place: 3.0% of the Houston answers were, and they were excluded from every figure in that study. What we record per question:
We rebuild the record the engines read about you, on your site and on the sources they already cite.
Each item is something an engine can check without taking your word for it. The work, in the order we usually do it:
Brokerage covers the firm and the agents on your roster, and Agent covers one agent or a team under 10.
The Brokerage plan is for teams of 10 or more and builds visibility for the firm and for each agent on it, with the cannibalisation control that stops your own pages competing for one answer. Multi-Market repeats that in 2 to 5 markets, each tracked weekly on its own line.
Then the next re-test shows it, which is why the question list stays fixed.
Re-running the same questions every two weeks, or weekly on Brokerage and Multi-Market, turns a shift in the engines into a visible change in your named share, and we adjust the work. The ground is already uneven: on the same 473 Houston queries the Gemini web app named 3.9 firms an answer and the API-based Gemini 7.8.
