An engine quotes only what it can read and lift whole. We rebuild your pages to be both, then check every crawler gets through.
This AEO for real estate service takes one agent, team or brokerage per area, and we check yours before you pay anything.

requests from the full GPTBot user agent were served. The crawlers that search and fetch live for ChatGPT, Perplexity and Claude all got through.
AEO for real estate is the work of shaping your pages, markup and crawler access so that AI engines can lift a passage of yours and quote it in the answer. It starts with answer-first structure, a buyer’s question as the heading and the direct answer in the first sentences, and it extends to the schema, the FAQ and the files an engine reads before it quotes anyone.
Getting named on the shortlist in the first place is a separate job, covered on GEO for real estate.
The five engines every plan is measured on. The free audit runs the first four.
This is the opening answer of our Houston study, 60 words long, marked up the way we write every answer block. Each part does one job, and the whole passage still makes sense when an engine lifts it out of the page.
60 wordsinside the 40 to 70 band
1In 2,000 answers to 500 Houston real-estate queries put to four AI surfaces in September 2026, 2a hand-checked 94.0% of the Houston Association of Realtors’ 50,000-plus members were never named 3(95% interval 93.6 to 94.5). 4Of the roughly 3,000 agents, teams and brokerages that were, 82.6% appeared in just one of 40 Houston areas and 83.3% on only one surface.
The length we write every answer block to. It is our standard, checked by a script across the site.
Phrased the way a buyer would type it.
The direct answer opens the block and the detail follows.
So the block stands alone when it is lifted out of the page.
Every number says how it was counted.
An engine cannot quote a page its crawler could not fetch, and blocks are applied by user agent, so one crawler can fail while the others pass. On our own host the one that failed was OpenAI’s training crawler, so we test each one separately.
Request each page with the full user agent string of each AI crawler, not just the bare token.
Repeat with a cache-busting query string, because every refusal arrived on a cache miss.
Compare against an ordinary browser from the same machine.
Read robots.txt and the CDN or firewall bot rules separately.
The host confirmed the rule in writing. We publish the request logs, the dated re-test and the ticket.
Read the GPTBot case studyThis Perplexity answer to a property management question in Brisbane sat beside two sources, and both visible in the panel are third-party list pages, theresearcher.com and top10realestateagent.com. The passages engines quote come from pages written to be quoted, which is the standard we hold our own pages to.
AEO runs on a 90-day clock. The first 30 days audit the pages and the crawlers and fix what blocks them, the next 30 rewrite and publish the answer blocks and markup, and the last 30 close the gaps. Day 90 is the guarantee re-test on the buyer questions you approve in week one.
The 90 days start on the day you sign a monthly plan. A standalone Sprint bought earlier does not count toward them.

SEO earns a place in a list of links, and AEO earns a sentence inside the answer.
AEO sits on top of ranking pages and changes how they are written: the buyer's question becomes the heading and the direct answer comes first, so an engine can lift it whole. It needs the foundation SEO for real estate builds, and it answers a different question, which is whether your wording is the wording the engine uses.
Every section opens with the answer to the question its heading asks, in a block short enough to lift whole.
We write every answer block to the same rules, and a script checks the length of the opening block under every H2 we publish:
We write them 40 to 70 words, which is our house standard and not an industry measurement.
The band exists because a block that short can be lifted into an answer whole, with its claim and its qualifier together. We check it with a script that runs across every page we publish and flags any H2 whose opening paragraph falls outside it, so the standard is enforced on our own site before we ask anyone else to meet it. We have not measured a citation lift from the length itself.
Check each crawler on its own, because blocks are applied by user agent and one can fail while the rest pass.
On our own host the full GPTBot user agent was refused with HTTP 429 on 8 of 8 requests while seven other identities passed 56 of 56, and every refusal arrived on a CDN cache miss. Read the case study for the method. The checks we run:
We publish it, and we have not measured a citation lift from the markup itself.
Every FAQ on this site renders its visible answer and its FAQPage markup from the same text, so the two cannot drift apart, and the answers follow the structure above whether or not a given engine reads the schema. What we would not promise is that adding markup to a thin page changes who an engine quotes.
It is a plain file that lists your best pages for AI readers, and it is cheap hygiene more than a lever.
We publish llms.txt, llms-full.txt and an AI information page on this site, and we have not measured a citation lift from any of them. So we build the file once and spend the time on the passages and the sources the engines actually quote.
By answering the questions buyers ask about the area, one per heading, with the answer first.
A guide an engine can lift is built from separate answer blocks rather than one long essay, and each block is a self-contained claim about the place. The structure we use:
It varies by engine, from an average of 1.3 on Gemini to 7.7 on Perplexity.
In our 150-question real estate study, an answer that cited sources at all cited an average of 4.1 on ChatGPT, 6.3 on Google AI Overviews and 2.7 on Copilot. A Perplexity answer therefore has several slots to quote from and a Gemini answer very few, which is why we write for the engines that cite widely and still measure all five.
By which of your pages the engines cite, and by whether your approved questions now name you.
The first is visible in the AI Search panel of Semrush, which lists cited pages per engine: on the Bright Realty International network it shows 35 cited pages across eight domains, and the panel for brightrealtyinternational.com is on this page. The second is the re-test, three runs of each approved question on every engine, repeated every two weeks on the Agent plan.
Up to 15 cited-grade guides a month on the Agent plan, and up to 6 in the 30-Day AI Visibility Sprint.
The questions come from the list you approve in week one, and each guide targets one of them, so the pages are written to answer questions you chose rather than topics we found. You publish what we deliver within 14 days, since a guide that stays in a folder cannot be quoted.
