Less than you would expect. Portals dominate UK property discovery, and Rightmove alone took over 80% of time spent on UK property portals in 2025, but portal authority does not transfer to your firm. It most likely reflects how UK agencies present themselves and how UK review and profile data is structured. The practical consequence is that a UK agency should invest in the firm as the named entity, which is the opposite of the personal-brand advice imported from US real estate.
Should we publish our fees?+
We recommend it, for a mechanical reason rather than a philosophical one. Sellers ask AI what estate agent fees are in their area. An engine can only answer with a number it can find. If your fee sits behind a contact form and a competitor published theirs, the competitor becomes the answer to a question about your market.
Where should material information go on a listing page?+
In readable text on the page itself. Tenure, council tax band and the rest belong in the HTML, not only inside a downloadable brochure. A PDF is poor input for an engine and often for a buyer on a phone, and a listing page whose facts are all locked in an attachment has very little an engine can quote.
Do you work with lettings as well as sales?+
Yes, and they need separate treatment. A landlord asking who should manage their rental is a different question with different competitors from a seller asking who to instruct.
